CMHC MLI Select–Aligned Rental Architecture
Affordability • Accessibility • Energy Performance

Our rental housing projects are strategically designed to align with CMHC MLI Select criteria, integrating policy compliance into a refined architectural framework.

 

Affordability

A minimum of 10 – 15 % of residential units are designed and committed as affordable housing, with rents structured so that housing costs do not exceed 30 % of median renter household income, maintained for a minimum 10-year affordability period.
Higher affordability thresholds (20 – 30 %) are integrated where feasible to support enhanced MLI Select scoring.

Accessibility

Between 5 – 15 % of units are designed as fully accessible or adaptable units, supported by 100 % barrier-free access to common areas and building circulation.
Design aligns with recognized standards such as CSA B651 (Universal Design) and inclusive housing best practices, contributing to long-term usability and MLI Select accessibility points.

Energy Efficiency

Buildings are designed to exceed the National Energy Code baseline by 25 – 40 %, achieved through high-performance envelopes, efficient mechanical systems, and integrated sustainability strategies.
Energy modeling and third-party verification support MLI Select energy performance requirements while reducing operational costs and lifecycle impact.

By aligning architectural decisions with quantifiable MLI Select performance targets, our projects deliver rental housing that is financially viable, socially inclusive, and environmentally responsible—without compromising design quality.
